Cap Cana real estate · Properties chosen one by one

Marina view with waterfront residences, Cap Cana

The enclaves of Cap Cana, and who each one is for

Cap Cana is one gate and about a dozen very different places to live. People arrive asking what a property here costs, which is a question with no single answer — the enclave decides the answer. Here is where the inventory actually is right now, and what separates one address from another.

Where the inventory is, today

Before the character of each place, the arithmetic. These are counts from my own list, and they are lopsided in a way that matters when you are comparing two prices.

  • Ciudad Las Canas — 24By some distance the deepest inventory inside the gate. If you want choice, this is where it is.
  • Juanillo Village — 15The second deepest, and the closest of the larger enclaves to the beach.
  • Green Village — 11Established, residential, with villa product as well as apartments.
  • Marina Cap Cana — 8Waterfront. A small market with a very specific buyer.
  • Golden Lakes — 8Golf-facing, newer, still filling in.
  • Las Iguanas — 7Low density, villa-led, quiet.
  • Driving Range Condos — 6Apartment stock with golf frontage.
  • Lake District — 2, Caleton — 1Thin on purpose. Caleton in particular is where the largest private villas sit, and they rarely list.

Ciudad Las Canas

The most active part of the community and the one most people end up buying in, largely because it is where the supply is. Apartment-led, walkable, and the address where you will find the widest spread of entry prices.

It is also where the delivery pipeline is heaviest, which cuts both ways. You will have the most to choose from and you will have the most competition when you come to rent or resell. If you are buying here, the specific building matters more than the enclave.

Juanillo Village

Closest of the larger enclaves to Juanillo beach, and that proximity is the whole proposition. Shorter walk to the sand, stronger short-let demand, and a price that reflects both.

Fifteen listings makes it the second deepest market here, so you can compare like with like — which you should, because the distance to the beach varies more inside Juanillo Village than the name suggests.

Marina Cap Cana

A different market from the rest of the community. Restaurants, the sportfishing scene, boats, and a rhythm that is more social than residential. Eight listings, and they attract a buyer who wants to walk out of their door into activity rather than into landscaping.

Worth knowing before you commit: it is the liveliest part of Cap Cana, and lively is a feature or a defect depending entirely on which one you are.

Green Village and Las Iguanas

These two are where families and full-time residents concentrate. Lower density, more villas, more of a neighbourhood and less of a resort. Green Village has eleven listings and Las Iguanas seven — and Las Iguanas in particular is villa-led, which is why the numbers are small.

If you are buying to live here rather than to visit, this is the part of the community to look at first, and you should expect to wait for the right property rather than choose between six of them.

Golden Lakes, Driving Range and the golf addresses

Golf frontage is the organising idea. Fourteen listings between the two, mostly apartments, generally newer than the established villages.

One thing to check that people forget: golf-facing and golf-adjacent are priced as if they were the same and are not. Ask which hole, ask which direction the unit faces, and go and stand on the balcony at the hour you would actually be on it.

Caleton and the Lake District

The scarce end. Three listings between them in my entire catalogue, and that is not an accident — Caleton is where the largest private villas sit, they turn over rarely, and several change hands without ever appearing publicly.

If this is the end of the market you are in, the process is different. There is no browsing. You tell a broker what you want and wait to be told when something moves.

Across all of it, my resale list runs from US$ 128,160 to US$ 1,850,000, with a median of US$ 315,000. Sixteen of the 41 homes are one-bedrooms and fifteen are two-bedrooms. Only seven have three bedrooms or more.

What to ask before you compare two prices

Two apartments at the same price in two enclaves are not the same purchase. Before you put them side by side:

  • How far is it really to the beachWalk it. Distances inside the gate are larger than a map suggests and there is almost no shade.
  • What is being built next doorA view of open green today is a view of a tower in 2029 if the plot is sold. Ask what the neighbouring parcels are zoned for.
  • What the monthly cost is here specificallyMaintenance varies substantially between enclaves and between buildings within them. Get the figure per square metre, per month, in writing.
  • Who else lives in the buildingA tower that is 80% short-let is a different place to own than one that is 80% owner-occupied — different noise, different wear, different resale pool.
  • How deep the market is for resaleTwenty-four comparable listings means a liquid market and visible pricing. One listing means neither.

The short version

If you want choice and liquidity, look at Ciudad Las Canas. If you want the beach, Juanillo Village. If you want life and noise, the Marina. If you want a neighbourhood, Green Village or Las Iguanas. If you want privacy at the top of the market, Caleton, and expect to wait.

Tell me how you plan to use it — three months a year, full time, or never — and I will tell you which two of these are actually worth your time.

I broker homes inside Cap Cana. I see the contracts, the closing costs and what a unit actually resells for — which is why these notes say what the brochures leave out.
