One broker, one gate, one property at a time

I sell inside Cap Cana. Not the whole Dominican Republic, not the whole east coast — this gate.

That is a deliberate limit, and it is the only way to know what a home in Juanillo Village is worth against one in Golden Lakes, which building has a rental problem arriving in 2029, and which developer still answers the phone after delivery.

I am an authorized broker in the Cap Cana Real Estate network. That affiliation is what opens the inventory that never reaches a public page — and it is also what I answer to.

You will always be dealing with me. No assistant replying first, no call centre, no drip campaign. I read every message that arrives here and I answer within a working day, in Spanish or English.

How I work

Four questions, asked before a property reaches this site

Most of what makes a purchase go wrong is visible before you sign, in documents a sales office will hand over if somebody asks for them. Asking is my job, and this is the order I do it in.

01

Who is actually building it

The legal entity that signs your contract and its tax number, not the marketing name. What else they have finished inside this gate, and whether they delivered on the date they promised.

02

What the contract says about the date

The committed delivery, the grace period stacked on top of it, and what you are owed if they miss both. Many contracts say nothing at all — you should know before you sign which kind yours is.

03

Where your money sits until delivery

Escrow released against construction milestones, or straight to the developer. Both exist here. The second is common and not automatically wrong, but it means you are financing the build, and that should be priced.

04

What it costs to hold, once it is yours

Maintenance per square metre, the community fee, the annual tax and the furnishing bill. The purchase price is the number everyone models. This is the one that surprises people in year two.

Reply time

Within a working day, and from me — not from an assistant or a form robot.

Tell me the area, roughly the budget and when you are thinking of buying. My first reply will already have two or three that fit — or the reason why nothing does.

The more you tell me here, the more useful my first reply will be: the area, roughly the budget, whether it is to live in or to rent out, and when you are thinking of buying.

What happens next

You write

Three lines are enough. If you already have a property in mind, send me the link and I will tell you what I know about it.

I reply within a working day

With what actually fits, what it really costs to hold, and what I would check before you commit.

We talk, or we go

A call, a video walk-through, or a morning driving through Cap Cana. Whichever is more useful to you.

No mailing list, no drip campaign. Your details stay with me.
