Privacy

This page explains, in plain terms, what happens to your details when you write to me through this site. It is short because the site collects very little: there is no advertising, no analytics and nothing is sold to anyone.

Who is responsible

Luz Ducós, real estate broker, Cap Cana, Punta Cana, Dominican Republic. You can reach me at info@luzducos.com or on +1 849 473 6795 about anything on this page, including a request to delete what I hold about you.

What I collect, and only when you send it

The only personal information this site gathers is what you type into an enquiry form and choose to send:

  • Your name, email and phone numberSo I can reply to you. The phone number is optional.
  • Your messageAnd, if you wrote from a specific listing, which property it was.
  • What you are looking forIf you filled them in: whether you are buying or investing, the type of property, and a budget range. These are optional and only help me send you relevant homes instead of everything.
  • The date and time you agreed to this policyRecorded with your enquiry, so both of us have a record of it.

Nothing else. There is no account to create, no newsletter sign-up and no hidden field.

Why, and on what basis

I use your details for one thing: to answer you, and to continue that conversation about buying or selling property. If you later ask me to look for something specific, I use what you told me to match it against what is on the market.

The basis is your consent, which you give by ticking the box on the form, together with the steps we take before entering into any agreement. You can withdraw that consent at any time and it does not affect anything already done.

Where it goes

  • This website’s databaseHosted on shared servers operated by Namecheap in the United States. Your enquiry is stored there so I do not lose it.
  • My emailA copy is sent to info@luzducos.com, which runs on Google Workspace. Google processes that message as my email provider.

I do not sell, rent or trade your details, and I do not pass them to developers, banks or anyone else unless you ask me to — for example, if you tell me to arrange a viewing or send your details to a lawyer.

How long I keep it

While we are talking, and for up to twenty-four months after our last contact, in case you come back. After that I delete it. If you want it gone sooner, write to me and I will remove it and confirm that I have.

Cookies and what runs in your browser

This is the part most sites get wrong, so here is exactly what happens:

  • No tracking cookiesThe site sets no cookies for ordinary visitors. There is no Google Analytics, no advertising pixel and no social media tracker.
  • Saved properties stay on your deviceIf you save a listing with the heart icon, it is stored in your own browser and never reaches my server. Clear your browser data and it is gone.
  • A security cookie from the hostThe hosting provider sets a short-lived technical cookie to tell real visitors apart from bots. It carries no personal data.
  • Cookies if you log inOnly relevant to me: WordPress sets session cookies for the administrator.

Third parties the pages touch

  • TypefacesThey are served from this site’s own server, not from Google. Loading a page contacts no third party for fonts and sends your IP address nowhere.
  • WhatsAppOnly if you tap the WhatsApp button. From that point the conversation happens inside WhatsApp under Meta’s own terms, not mine.
  • How many times a listing was viewedI count views per property to know which homes get attention. It is a single number per listing — no IP address, no cookie, nothing that points back to you.

Your rights

You can ask me to show you what I hold about you, correct it, delete it, or stop using it. Write to info@luzducos.com and I will answer within thirty days. You do not need to give a reason to ask for deletion.

In the Dominican Republic these rights are set out in Law No. 172-13 on the protection of personal data. If you are writing from the European Union or the United Kingdom, I will honour the equivalent rights under the GDPR — access, rectification, erasure, restriction, portability and objection — and you may also complain to your national data protection authority. Note that when you write to me, your details are handled in the Dominican Republic and the United States.

Security

The site is served over HTTPS, the enquiry form is protected against automated submissions, and access to the administration area is limited to me. No system is perfect; if anything ever went wrong that affected your details, I would tell you.

Children

This site is aimed at people buying property. It is not directed at children and I do not knowingly collect information from them.

Changes

If this policy changes I will update the date below. Enquiries already sent stay covered by the version that was in force when you sent them.
