Cap Cana, one property at a time
One broker, in one place. I see every home before it reaches this page, check the title and the paperwork, and tell you plainly when something is not the right fit.

What is on the market this week
Three of the forty-one homes I represent right now. Every one visited, every title checked before it reached this page.
Two ways in
Buy something that exists, or buy it before it does
Today’s catalogue runs from US$ 128,160 to US$ 1,850,000. Where you land inside that range depends less on the budget than on which of these two you choose.
41
Ready to move in
Handed over and habitable. You see exactly what you are buying, you can rent it from the first month, and there is no construction risk.
43
Under construction
Twenty-nine of them are still open in pre-sale, from US$ 128,160, with the payment plan spread across the build. That price does not come back once the building is handed over — which is also why I check four things before I list one.
Where exactly
The enclaves are not interchangeable
Price, what is built there, and how far you are from the marina, the golf or the beach change from one gate to the next.
Off market
A good part of what changes hands here never reaches a public page
Owners who do not want a sign on the gate call one broker, not a portal. Tell me what you are after and I will bring you what is actually available — including the part you cannot search for.
How I work
What lands in your inbox within a working day
Not a brochure and not a list of forty. Three lines from you are enough to get back something you can actually decide on:
Two or three that fit
Chosen against what you told me, with the reason the rest were left out. If nothing on the market fits, I say that instead of sending you the nearest thing.
What it really costs to hold
Community charges, maintenance and, in a managed building, management fees. The figure that changes the maths, before you make an offer and not after.
What I would check first
The title, what the contract says about delivery and penalties, and who the developer is. You get the questions to put to your lawyer, in writing.
Living here
What it is actually like to own in Cap Cana
A private, gated community the size of a small city, with its own marina, golf, beaches, schools and security — planned as a set of separate enclaves rather than one continuous development.
120 km² gated
15 min to the airport
Punta Espada golf
Before you call
The three things that stop people, answered
Can a foreigner buy here?
Yes. Foreign buyers have the same property rights as Dominican nationals and you do not need residency to own. What you do need is a lawyer who checks the title before you sign.
Do I have to travel to buy?
No. Most of my buyers start with a video call and a walk-through I film for them. I stand in the property so you do not have to, and the signing can be handled with a power of attorney.
What if the developer does not finish?
That is the real risk of buying off plan. Ask where the instalments are held and what the contract says if the build stops — I do not list a development where I cannot get those answers.
